Project Description

Pier Village was the first of several redevelopment areas to be constructed, sparking a renaissance in the oceanfront City of Long Branch, NJ. The first phase, completed in 2005, included a new boardwalk, public open space, retail shops, restaurants and residential homes. The second phase, completed in 2008, included additional residential buildings as well as a boutique hotel and public bike path improvements.

In order to communicate the benefits of this $60M proposal to the regulatory boards (City Council, Redevelopment Agency and Planning Board) as well as the heavily involved public, the Landscape Architect utilized 3-D modeling and video animation as a presentation tool. In comparison to traditional rendered site plans, building elevations and perspective renderings, the video animation proved to be a most effective method of communicating design intent for the entire proposed development. By providing a “walking tour” in combination with a fly-over experience, the viewer was afforded the opportunity to completely understand scale, spatial relationships, materials, grade changes, vistas and views, etc.
